Six days of documented drying: daily psychrometric logs showing vapor pressure differential dropping from 1.2 kPa to 0.3 kPa. The subfloor read 19 percent moisture on day one and 8 percent on day four. Mold Remediation: Hidden Growth Behind a Kew Gardens Hills Bathroom Vanity
A persistent musty smell had the homeowner tearing out the vanity themselves before they stopped and called us. Thermal imaging revealed a 6-square-foot colony of Stachybotrys chartarum on the wet gypsum behind the plumbing chase, fed by a slow leak in the copper waste arm. We established negative air containment with HEPA filtration, removed the affected drywall and insulation per IICRC S520, and HEPA-vacuumed all surfaces to source removal standard. Post-remediation air sampling showed spore counts below outdoor baseline. The photo record included 47 images from containment setup through clearance. Fire & Smoke Damage Restoration: Kitchen Grease Fire in Downtown Flushing
A wok fire on Roosevelt Avenue sent protein smoke through a second-floor apartment’s entire HVAC run. The invisible residue doesn’t char, it polymerizes, and standard cleaning won’t touch it. We thermal-fogged with odor-counteractant, soda-blasted the cabinet faces, and sealed the ceiling with BIN shellac primer before repainting. Every step photo-documented for the landlord’s carrier. The tenant was back in 11 days. We don’t guess at smoke damage. We test with chem sponges, write the scope, and price it before anyone opens a can of primer.
Storm & Disaster Restoration: Flooding in a Flushing Meadows Basement
Hurricane Ida’s remnants turned a finished basement near Flushing Meadows Corona Park into a swimming pool. Fourteen inches of Category 3 groundwater sat against the paneling for 36 hours before the owner could pump it. We extracted the remaining water, removed the saturated MDF wainscoting, and set Injectidry HP60 panels to dry the stud cavities from the interior. Tertiary drying, we call it, when the air movers can’t reach the wet because there’s a wall in the way. The drying log showed 16 percent wood moisture content on day five, within the 4 percent variance of the dry standard. Sewage Cleanup: Backed-Up Main Line in a Whitestone Colonial
A city main backup sent raw sewage through a basement floor drain in a Whitestone colonial built in 1947. The finished space, 800 square feet of carpet over pad, was a total loss for porous materials. We removed both layers, disposed as regulated waste, and treated the concrete slab with antimicrobial. HEPA air scrubbers ran for 72 hours. We don’t do half-measures with Category 3 water. The scope was written, the price was fixed, and the photo record showed every square foot before we left. The homeowner’s adjuster paid the full invoice on first submission.
Reconstruction & Cleanup: Post-Mitigation Rebuild in Auburndale
This wasn’t an emergency dispatch. The water damage was already dry when we got the call.
